Customary services for our domestic clients traditionally include Schematic Design, Design Development, Construction Documents, and Bidding/Construction Administration.
Schematic Design
The Schematic Design phase is a time when plans and ideas are discussed, reviewed, and refined. During the schematic design phase, the needs and goals of the client will be tested to determine how they will develop into real spaces.
Design Development
During design development, a project’s schematic design is refined, including designing details and selecting materials. This step occurs after the client has approved the schematic design.
Construction Documents
Construction Documents are the final design phase. This phase focuses on finalizing all drawings and specifications for building systems, site utilities, and other related project issues.
Bidding and Construction Administration
Issuance and oversight of project bids and/or oversight of project construction are available to clients for TK-designed projects.
